Story Homes is proposing a residential-led mixed use development, comprised of up to 340 new homes and employment space on land off Burton Road, Kendal. The site will also include a new park, a network of new pedestrian and cycle paths, and landscaped streets. 35% of the available properties will be affordable, making them ideal for first-time buyers or those in their later years. The scheme will also be attractive to growing families looking to move up the housing ladder, with a range of 1–5-bedroom homes on offer. 

The site is located on land off Burton Road, adjacent to Westmorland General Hospital in Kendal. It is also bordered by Natland Road to the west and Helme Lodge to the north.

South Lakeland District Council recently identified the site as a broad location for growth, capable of meeting long term local housing and employment needs.

Our plans will help address the local housing shortage, by delivering up to 340 new homes, each of varying size and type. 35% of the available properties will be affordable, making them ideal for first-time buyers or those in their later years.

The proposals retain significant areas of open space, mature trees and hedgerows while also incorporating habitat creation by including extensive tree planting, soft landscaping and the creation of wetland habitats. These measures will result in a bio-diversity net gain on site. 

Any anticipated air quality and noise impacts from or impacting the proposed development will be suitably mitigated as part of the development proposals – for example, by the erection of dust control fencing during construction or the inclusion of acoustic fencing if necessary.

The site is located within a highly sustainable location within walking or bicycle distance of key local amenities, including, Westmorland General Hospital and ASDA supermarket. The nearest train station, Oxenholme Lake District, is within a 10 mins bicycle ride or under 30 mins walk. These factors, combined with strong network of local public transport, will help reduce car dependency within the scheme and on local roads.

The site is in Flood Zone 1 and represents ‘Low Risk’ of flooding with an annual probability of flooding of less than 0.1% (1 in 1000).

Sustainable drainage principles will be adopted and sustainable urban drainage features have been incorporated into the layout and landscaping strategy.

We have taken extra care to ensure that historic Helme Lodge and its estate gardens, are respected, protected and enhanced by the proposed development.

The former estate’s gardens, which are currently closed off to the community, will be incorporated into the neighbourhood and opened to public use. The garden space will be carefully maintained to preserve the rich natural environment, whilst green open space to the south and west of the site will further boost biodiversity and wildlife.

The scheme will be subject to an Environmental Impact Assessment. A request for an EIA Scoping Opinion has been submitted to the Council.
